Moving to Richmond

Green space, riverside living, and a quieter pace close to the city, right where the river loops north around Kew before winding on toward Hammersmith.

West London District line & Overground

What you'll actually be looking at

Georgian & Victorian houses

The classic Richmond stock, concentrated around the Green and the river.

Riverside mansion flats

Older purpose-built blocks along the Thames, some with direct river views.

New-build further out

More recent developments away from the historic core, at a lower price point.

Who it suits

Families wanting green space and good schools with a manageable commute Buyers wanting a market-town feel while still being in London Downsizers from larger family houses

Getting around

  • District line and London Overground, plus the South Western Railway mainline and buses 33, 65, 190, 337, and 490.
  • The express train gets you to Waterloo in about 20 minutes; the District line to Victoria takes closer to 30.

The honest take

Why people move here

Richmond Park and the river towpath give it a genuinely different pace of life — London on the doorstep, without living inside it.

What catches people out

It's a real distance from central London — fast train times can undersell just how far out you actually are day to day.

Where it sits on price

One of the more expensive parts of outer London — above most of South West London's Zone 2/3, on par with some prime inner postcodes despite the distance from the centre.
